I have not spoke with Marc personally, I work on a team of one of the people that subscribe to REI Webtools and am impressed with the wealth of information that they provide. His information is useful and good and have generated some pretty good leads and strategies that I have employed and it seems to be working. I like his videos and from what I've see so far, I am impressed and will continue to use his system as well as other services.

Udpdate!!! It did turn out to be a good deal after all. The seller ended up getting 3 offers for her asking price and one for 10k more. I countered with an additional 2k above the higher offer but she is going to accept his because he is going to put half of the price in escrow.

I also found out after talking with her a little longer that she wants to close on 9/30/10 because this is a probate sale and she had to wait a year.

Nevertheless, she is going to keep my offer as backup and I got some experience in the process.

Thanks to everyone who helped me with this and when I get another one, I will be sure to let the BP community know and ask for assistance.

One step closer to closing that first deal!

Gentlemen,

Thank you for your information (J Scott your has been invaluable) on this and I REALLY appreciate your experience and guidance on this property. I'm going to be talking to the seller today and based on this post, I have some more accurate questions that I will be asking today.

I will let you guys know what I found out and let's see if I can close the deal.

I'm going to try to answer your questions the best that I can:

I got the $20k estimate from seller who told me the inside is beingtotally renovated. She did offer to show me the place (which I will take her up on) though. She said that's what the contractor told her.

The comps that I got (albeit preliminary) went from $200k to $335K with the house next door selling at $335k. And it's build is very similar with bed/bath and square footage.

My goal is to wholesale it at this time, I just wanted to make sure that this appears to but a deal. All of this could be a moot point after I see it but at least I know where to go for help.

Hello Everyone,

I've been a member for a few months and acquired quite a bit of knowledge from this site. I've also got stuck with "analysis paralysis" for a while but, just recently started moving and things started happening.

Fast forward, through one of my Craig's List ad's, a lady calls me with a house that she wants to sell for $175k. It needs $20k in repairs. The last five sales averages to be about $270k.

Here's the part that's interesting, the house next door sold for $320k.

This is my first deal and from what I can see, this qualifies.

Am I right?

Any buyers for this?

Any advice would help.

As many of you know, Probate leads can be a very good source of motivated sellers and if you have a good Direct Mail campaign, these could be some very lucrative leads.

With that in mind, I just got in from the court and got numerous leads that can be used for Probate as well as Wholesaling.

These leads will provide you with the sellers name and address along with the property (which in most cases with this list is different) address. This gives all the information you need to start marketing to these sellers.
