Thanks @Michael S. BNI is Business Network International a referral based group of professionals in my area that I meet with on a weekly basis. It really helps me to establish a good network of professionals when working on a house and provides me with a good source of business each year. I have seen some of Gorillas places before but nothing in quite a while. Thanks for the reminder I'll check them out.

Hello, I'm a Realtor in Oregon for the last 8 years and have done 3 flips and 2 (about to be 3) rentals with my wife and her family. So far they have all been a success, however I'm looking to "take it up a notch" as they say. The rentals so far have been to friends so it's been easy, this 3rd one won't be and my wife and I are trying to learn quickly because the house is almost ready! The flips have been us doing most the work, I want to change that and grow our investing business and BP seems like the perfect place to do it!

I look forward to learning from as many as possible and I want to be able to contribute as much as I can. I've been a member of BNI for 13 years so I understand the value of reciprocity, so if I can help please let me know. 

The hard part for the buyer would be to prove that the seller had knowledge of the foundation issue. However, I'm guessing that if he's covering it up they could possibly see that it was done more recently? If they could, yes he would probably be looking at a lawsuit for those damages and maybe more? At least that's the way it would be in Oregon. Also in Oregon, if he used a real estate agent the buyer could sue the agent as well, even if the agent knew nothing about it. I can see why this would bother you!
