Post: Price appreciation has stalled, is flipping dead?

I noticed in Utah that house price appreciation stop about last July. I think it's time to stop flipping, it's too dangerous now because margins are slimmer and worse, you might get stuck at a market peak. What do you guys think?

Yes Scottt sorry I was kind of a jerk in my responses I will not post anymore on this thread but I want to point out that every other person that has responded to this post actually owns turnkey investment companies. According to their information turnkey is a fantastic way to go.

Here's a story about Morris Invest turnkey investments. All these poor suckers that invested had to go tell their wifes or husbands or family why and how they lost thousands and thousands of dollars on their credit cards or home equity line of credit on a ponzi scheme. Literally a sucker is born every minute. So sad.

@Scott Church Absolutely you right giving your money to people you don't know, in a state far away for a house you've never seen seems like a great idea. What could possibly go wrong? I'm sure that $200 a month profit that they are talking about is guaranteed so perfect for everybody! I'm glad its all settled.

Scott, I doubt a turn key company exist that would actually make you any money. They probaby exist and but will take your money and leave you broke at the end. There are MLM companies that charge you $30,000 to be in there suppos'd network but you're just signing up for a MLM scam. The math of realestate investing just does not have any space for the turn key companies to make profit and you to make profit as well. Somebody has to lose and it's probly gonna be the person that clicks that turn key link and gets in debt that will take years to recover from. I think people want turn-key so they don't have to do any of the hard stuff but still make the money but I don't think that is based in reality. It's like a diet's that say eat all you want and lose weight,that's what we want,but I doubt that is likely to be the outcome. There are plenty of people out there in the world that will sell you and tell you what you want to hear like put lotion on your face and your wrinkles go away, take this pill and you'll get skinny but they're just lying to you. So yeah if someone can come up with a really good example or a really good numerical story about how turn key made them richer,long term I'll definitely eat my words but let's see what happens.

Good question for what I learned lately Llc probably don't really protect that much if things got crazy so I maxed out my rental liability insurance at 1million, got 300000 on my autos and then got a 10 million dollar umbrella on top. I did hear about a Utah asset protection trust but it limits you so much and how you can manage your investments and also you have to trust a lawyer to own and manage your property so that's kind of scary you actually don't own your own property when you have a asset protection trust. You give it to some other person to manage for you yikes!

If it's price right it should rent within the 1st 6 to 12 hours especially with the huge demand in salt lake and Utah counties . So either the rent is too high or you are turning them off with some sort of rule or something else.

I think by renovating you add value to the home and that is a fantastic idea so good luck with that contact me if you have any questions I renovated over 15 homes that I manage myself. As far as putting a renter and then selling it I think that's a bad idea because it's very easy to get a renter and then you close the pool of buyers which are mostly 1st time buyers. In addition people understand that being a landlord is a hard job so they might specifically not wanna buy that house because there is a renter in there so you kill the sale.

My homes cash flow $18,000/month. That income can last until I die. Bleak? Not so much..... :-) Easy? No. Doable? YES! I think if you go into something with a strong mind set and know what the problems are you can figure out how to manage those problems. Tenants are hard but on the other hand being able to retire early and sculpt your own schedule is nice. A lot of people use words that are a lie when describing real estate they say words like fun, passion. Those are very dishonest ways to describe this industry. Fun is when you go to the beach and play in the water, Passion is what you should have for your spouse or protecting your children or your religion or your hobbies. Having to evict a single mother is not fun and guess what I'm not passionate about scooping up a 5 gallon bucket of dog poop when a bad renter moves out. I am proud of the work I do and I am satisfied that I am a fair landlord and people respect me.
