Looking for advice-new to the area

Hey all, longtime lurker, first time poster to BP and new to the UT area. Working on my first live-in SFR flip. It'll take me some time to work through the reno but when all is said and done I think we'll do a pretty good job. My plan is to fix up, move out, rent out the place, then sell it as an income-producing property to an investor. Any reason why I shouldn't bother with renting out and selling as income-producing? I figure I'd be able to swing more profit that way as opposed to just selling to the next John and Jane Doe that comes along.

I also do a lot with working with credit and getting people lendable-I'd love some advice on networking here, especially in UT.

Appreciate it BPers!
