Great BRRR opportunity in a quiet little neighborhood on Indianapolis' northeast side. Two bed, one bath on double lot (almost half an acre) in Harrison Heights neighborhood of Indy, and just down the street from Wes Montgomery Park with a huge playground, splash pad, and plenty of other stuff to do. Your tenants will love this house and this neighborhood!

Mechanicals appear in good shape, with furnace being only 5 years old and water heater although older appears functional. Rehab will likely include repairing soffits and fascia, re-bracing electrical weather head, waterproofing the crawlspace, replacing flooring, replacing the kitchen cabinets and appliances (refrigerator works and is newer - see video), freshening up the bathroom, painting the interior of the home, and cleaning up the landscaping. A rehab budget of $15k should get this house in top condition to garner the best rent value (Rentometer states max rent in the area for 2BR is $753, median is $650) and an ARV of $60k. PLEASE DO YOUR OWN DUE DILIGENCE!

Joseph Manzo I live and work in Indy. I have received post cards from Parrot on houses that I was currently in the process of flipping. Not sure what their strategy is or exactly who they are, and I doubt I would ever deal with them. A “company” that wastes their marketing dollars mailing to houses where title transferred in the last three months and that appear to be active construction sites isn’t one I could see myself sitting down with. Hope that helps. I also buy houses. If you would like to PM me the address of the house you’re interested in selling I’ll work it up and make you an offer. I’m also a Realtor, so if the numbers don’t work for me to buy it I can sell it for you.

Well, I live here so yes I'm familiar with all those areas.  I wouldn't put my money in Muncie or Pendleton, frankly.  Kokomo could be ok if you're wanting the smaller sorts of deals.  When I wrote this original post I wasn't sure of my path in investing.  Since that time I've gained alot of clarity and I really enjoy flipping higher end houses - which you won't find much in any of those areas.  If I was to suggest an area that is on the fringe where most people aren't looking, yet there's some good potential for either A or B class flips or rentals, it would be Yorktown.  It's just outside of Muncie, and it has a much better school district yet the property values aren't astronomical (higher than Muncie though).

Has anyone ever heard of Atlas Financial?  I keep getting emails from them (in particular a Jeremy Richardson).  If the emails are legit I would be interested in using them, yet I'd like to know if any of you have experience with them first.  I'm not looking for the millions of dollars from my long lost uncle who's a prince in Zimbabwe...just funding for real estate deals.

No, I did some more research on the area and just didn't like what I saw.  If you're looking for B and C rentals in a declining area, it's probably for you.  Otherwise, I think I'd leave it alone.
