Hello Fellow Investors!!

I currently reside in San Diego ,CA I was raised and lived here most my life with that comes a good understanding of my real estate market and the area, but I have realized I can get a way better return on my money investing  out of state. I identified Las Vegas,NV as a great area to buy and hold Multi Family properties now my question to you guys is ,what steps and process do you take to do your due diligence to understand a real estate market you don't live in and know nothing about ?

Just wondering for those who care to share  that are investing in Riverside and San Diego California what lead list are you targeting that's bringing you the most return ? I'm currently focusing on Probate and Tax defaults ...

Question to all my fellow wholesalers out their specially in San Diego has anyone put a unlisted wholesale property under contract then called a realtor and had them list the property on the MLS ? and if so what was your experience ?
