I am very aware what is going on in my market, I have sold dozens of homes and completed 150+ BPO's a month. I also happen to be one of those guys who can only do 2 -3 flips a year and uses hard money to fund my deals so I do expect/require a decent ROI. My original question was what advise can experienced folks like yourself pass along that would help with my securing deals on inbound calls, not just accept a lower ARV.

I have been sending out yellow letters for about a month now and have had what I think is a good response from the letters. I have sent 350 letters to mostly out of state absentee owners. I have had about 25 calls, nearly all were just curious about my letter but 4 have had genuine interest in selling. I was not able to secure a deal on any, likely because their number/$ and mine were not close enough. Can anyone assist on ideas to help closing inbound leads??

Hello All, new to BP. Regarding absentee owners, is there any advise as to content of letters? What seems to be the best content?
