What's the best way to house hack in the DMV area. I live in Falls Church, Va and it's a very expensive area and it doesn't seem to be many duplexes triplexes, or 4plexes in this area. So I'm wondering is this an area I can house hack in or if somebody has done any house hacking in this area that can help me out. Thank you

I live in the DMV area, Falls Church, Va to be exact. I've noticed that it's very expensive in the DC, Maryland, & Va area. I was thinking about trying to do a househack and maybe getting a Va loan because I'm a veteran or a FHA loan so I will only have to put 3.5% down. Thing is I don't think there's many duplexes, triplexes or fourplexes in this area for a househack. I'm currently going through a real estate program where they help you find properties out in the Pittsburg. PA area but I'm not sure on how much I should put towards a property out there if I do decide to buy.

I have currently saved up $140K, I'm curious to know what would be a good percentage of that 140K to put towards buy and hold real estate investing ? I know 140K isn't a lot of money when it comes to investing but I want to buy my first property but I'm curious to know how much I should use and how much I should keep. Any information on this would be greatly appreciated.
