Duplex for sale. 2 bedroons, 1 bath per unit in Ecorse Michigan. 1 unit is occupied. Rent is currently $1050 and they pay utilities.  Laundry in each unit, stove, refrigerator. Appraised at 166k. Eager to sell.

I am looking for a Collections agency to recovery rental debt. Most will not work with you if you have less than a certain amount of units. I have researched threads here and most are older. I have a tenant that I am evicting that owes 4 months rent and I want to also tack on attorney fees. I just don't want them to walk away without trying to recover.  Any input is appreciated.

Thank you Dave. It is appreciated. The long wait for a court date is now the issue with the Eviction. I think it is the city I purchased in. I may have to rethink the purchase. Live and learn.

Thank you for the feedback. They are not cooperative. I even offered cash for keys. They are happy squeezing out as much as they can with nothing but excuses. I have contacted an attorney but the courts are very slow in this city/county. I am now waiting on my case to get a court date.

I am using Hemlane but also looking to switch. I only have a Duplex. I am looking at Doorloop and Innago. The Innago attraction is that it is free. I am still researching.Have you had any luck finding something?

Do you still like Innago? I see it is free. I have Hemlane but for their basic services and cost I am switching.

Unless you stopped them from filing, you should terminate them!

They cost you at least 2 months of rent you could have avoided losing.


 I am planning on terminating them (Hemlane). They started it and told me I had to get an attorney to complete the process.
