Hello Darrell, I have a great law firm that only does that and do a great job, I had debts from $2500 all the way up to $11,000. They work on a percentage of the debt and not on hourly basis like regular attorneys. DM me and I’ll send you the contact that I work with personally. Also you need to have a very clear lease agreement that makes it bulletproof in court. My contracts are similar to a car lease because basically it’s the same but a house. I have the full amount of rent for the term of the contract and that’s what they owe. Basically $1000 a month 12 month term the contract is a $12,000 contract. You may cancel at anytime with a 30 day notice but if you do not follow the contract then the full amount will be eligible for collections minus all other payments that have made thus far.

I do like to start with open communication but if a tenant does not appear to be interested in coming up with solutions I recommend using an attorney right away. 

Hello Everyone

I currently reside in Los Angeles but I am buying my second investment property in the Houston, TX area.  It is a 4plex.  

I wanted to get your opinion on the various property management software / online portals.  I want to try to manage it myself if I can. There a few that offer pretty much everything from rent collection, to having pre-screened contractors and handymen available for fixes, etc, which can all be dispatched online.

Does anyone have any experience with any of these sights or offer any insights or suggestions?

I've been using Innago for some years now, been a great deal for me. Completely free, tenants just have to pay fees for ACH/card payments and screening. I definitely think it's a good solution for smaller portfolios!

@Darrell Kirby you have a PMC and they didn't start the eviction process?

Unless you stopped them from filing, you should terminate them!

They cost you at least 2 months of rent you could have avoided losing.
