Would someone without a license be able to show rental properties for the owner as a contractor. An investor in my town is going to have me work as a contractor and is wondering if i would be able to show properties and do some property management

So for the last 3 months i have been Investing in buying tax resale (stuck off) and wholesaling in texas.. i have purchased 2 lots that i have listed on the MLS and now i have my secoñd contract to go in escrow with buyers.. i have started a Do Business As with the county as a real estate investing and plan to make it an LLC. i talked to the lady that done my taxes last year and she has agreed to help me with that taxes side of Investing.. she told me that I need to have an EIN with the IRS and also track my milage.. also working deals with several landlords with 20+ units many 4 and 5 unit properties. I am so blessed to have found biggerpocket's and have learned as much as i have. I haven't made any met yet from either wholesaling or with the lots but i receipts for everything including my equipment for clearing land.. do i need a EIN this early.. im still working on getting a bank account for my business..

Well I caught her cheating red-handed even got it on video.. afterwards when I get back home she messages me talking about please forgive me I'm sorry that she still wants to make the marriage work but I just went by there two hours later and the guy still there so how is that trying to make it work

 In my area i dont have any competition at wholesaling.. ive only been driving for dollars for a couple of weeks but both cold calling and direct mail has been working.. my direct mail is done by my nephew/partner he changes the name and addresses on each one prints it out and mails it.. i do the research and everything else

Thank you ma'am.. just got done showing it to a potential buyer that is going to pass it on to some big time flippers out of Houston.. when i went to talk to the title company attorney he told me that $50 wasnt enough for the EMD when everything ive read and watched about wholesaling said the EMD could be between 10-100.. and also that i need a copy of the deed to be able to put contract in escrow

 I would love to be an agent but my background wont let me.. and im no where near the men i was when she met me.. i was working in west texas making 24hr and 100 per diem and didnt have no worries.. the happiest i ever been with myself.. also i mothers health was alot better then to. Shes 80 and has dementia.. i stay with her and my oldest sister which is 60 so i can help take care of her and the property. When i first got laid off i hated having to move home but now I'm glad im here so i can help.. i put my first wholesale deal under contract yesterday and have buyers lined up to come look at it the next couple of days.. both of my lots are for sale the only reason the lakeview lot hasnt sold is because u have to have two lots to build and still wanting for the owner to come from Louisiana she wants to see it before she puts hers up to sale.. when i started learning about real estate i also started trying to fix my credit almost have all them old dr bills paid off thank god.. i got lucky when i found out about real estate, and was blessed when i found out about biggerpocket's

Thank yall.. maybe now that i have what appears to be a home run for my first off market deal contract she will understand why all i do is educate and be okay with it.. she says all i have to do is be the man i was when i loved myself, didnt have so much stress on my plate and all her insecurities will go away and she will be that loving happy wife like she was
