Haha good catch. Either way $2000 is better than nothing, Congrats on your first deal @ Brandyn

Thanks for sharing. Will buy the paperback. As easy as it it is to read on a computer, phone, or tablet, prefer the old fashion way

Key points are:

  • Get your funding lined up FIRST, so you can pull the trigger
  • Do it with an INVESTOR FRIENDLY authorized HUD Brokerage
  • Make sure the HUD approved title company will do a simultaneous closing
  • BUILD YOU BUYER LIST FIRST !!!
  • If you are wholesaling, you need a mail list of rehabbers and investors as your exit strategy
  • Once you get a house under contract and before you have to purchase... Market, market, market!!!
  • If you don't have a buyer... Can you purchase it yourself?

Once you make the necessary relationships happen, the implementation isn't that difficult...

Good luck!!!

When you say funding do you mean as in private money lender, or hard money lender or getting a loan through the bank?

For pre foreclosures that have gone to auction if that person or persons is still living in the house could you still possibly help buy or sale their home before auction ends?

From the pictures it doesn't look to bad. Would love to see how it looks finished. I Believe your deal will be worth it in the end
