I need advise desperately. I put a foreclosure property under contract with a realtor in another state. At the advise of the realtor we bid at a price that was 2k under the listing price and was awarded the property. The problem: the realtor told us that the property was going to require 30k worth of work, however, when the contractors went into the property and gave us a bid it came out at 48k. After going back and forth with issues with the hard money lender and the seller (the property was put under a company name and the hard money lender does not do loans under a company name and the seller who is a bank was not going to allow a name change).

The numbers just don’t work for me so I have decided to back out of the deal. Last night I got a call from my partner and he is telling me that the realtor needs a copy of my Articles of Incorporations so she could get our deposit back. I currently am on travel so I don have them, but I got to thinking could they close on the property without my consent? Or just close on the property under my company name and change the name after closing. I thought about this because the bank did not want to change from the company name to my name when we requsted. So what is stopping them from moving forward with the closing under my company name. My question is can they do this? Is it legal? And if they do close without my consent what should I do and how can I find out? Finally, does the bank need a copy of the Articles of Incorporation to close and if they don’t have a copy could the closing proceed. Your advise is always appreciated.

I just made an offer on a foreclosure and got it accepted. The problem is that the hard money lender will not lend money under the company name but under my name. I found this out after the offer had been submitted and now accepted. Is there anything I can do at this time when I close on the property. Should I tell the hard money lender what the situation is and maybe at closing I can put the property under my name (not sure if this is allowed). What other vehicles are there for me to fund my deal and not loose out on a good opportunity...I will really appreciate any advise anyone can give me.

I know it is appalling come to think of it..What is worse look at how you get treated...I have continued to ask for my refund and they just dont answer me..I think I am going to follow your advice and go to small claims court and try to get somthing back..Thanks so much for the invitation I wish the meeting was closer I would have definitely attended..I am tired of giving dishonest people my money...You know what is really interesting only two people signed up for the coaching program me and somebody else...This is when the bell started ringing in my head there is something wrong with this picture. I will let you know how it goes...Thank god that there are still honest people in this world and in this bussiness...I have learned a really valuable lesson. Thanks for the advise...I will get all my e-mails together and see what a reasonable person would conclude, I might have someone that is not familiar with this situation read the paper trail and see what they think. You are right it might cost me more to get a lawyer and have them go after the money..I might just cut my losses and move on-I just feel that they are wrong and they are getting away with it...I will leave it alone for now and hopefully I will continue to get more feedback from you guys and then see how I feel about this...Thanks for you support I really appreciate it...

There was no contract signed. Everything was done via e-mail..I do have my receipts that I paid for some of the coaching..

I took a wholesale course and it was a fairly good course.After the course I debated and decided to take their coaching program because I did not have the 7,000 grand I started to a payment plan. I had payed $ 4,000 dollars when I decided that for health reasons and personal problems I wanted to withdraw from the coaching program. I requested to withdraw and nobody got in touch with me for several days. When they contacted me the person in charge of the coaching program told me that they were going to talk to the Owner of the company and they were going to get back to me.

I kept asking for my refund and nobody contacted me, when somebody finally did they told me that because I had requested the refund after the 30 days they were going to come up with some kind of arrangement for me, I am not sure if this is true I will need to look at my e-mails…In the meantime I never received no coaching nothing I was just on a call with another person (the coaching program only had 2 people me and somebody else).

Well to make a long story short I am not going to get my money back.. They claim that because I told them to give me a credit, which I did because they were just not getting back to me, or communicating with me, they never bothered to get in touch with me to tell me yes or no, or this is ok or no it is not…I decided during this time that I did not want to be part of a group that I had problems communicaing with , and if I was going to receive this type of service I did not want to get further involved and pay additional monies…,

I never received an e-mail about any decision , finally I sent an e-mai l the other day inquiring about the status of my request…I was told that they had made the decision to give me a credit, and how they thought they had sent me an e-mail informing me of this , and that I will get 6 months worth of coaching, deal support, training events, the person proceeded to send me an e-mail for a coaching call without asking me if I this is what I wanted to do…I sent her an e-mail back and blasted her about the Company’s Customer service or lack of…I also told her that I did not want to be part of the Coaching program and to give me a refund she told me in short no.. something about their policy and someother bull that did not make sense to me. In short the arrangement worked for them because they got to keep my money and to bad for me I just have to go along with their program which I DON’T WANT TO AT THIS TIME….

Can somebody please advise me on what can I do. I really don’t want anything to do with them—and I think I should get my money back if I am not going to get any type of coaching…

They will see your seller so they will likely bounce the deal and it will happen very late in the process..

I am new to investing and Have been told to start with Wholesaling...I am taking courses and learning the nuts and bolts of Wholesaling...My question is how do I create my Buyers List so when I have a property I could go and find a buyer to wholesale to....I have some ideas like placing an ad in the paper for ex: "Investors needed to buy Whole sale properties etc." Looking at the ads on sunday paper for investor looking to buy, reia groups. Any other ways...Your assistance will be appreciated I am really motivated to get started anyother things to keep in mind?
