I am a newbie. I'm interested in emailing unsolicited offers , to people who have NOT put their property on sale. Is this legit? I don't want to break the can-spam act ( https://en.wikipedia.org/wiki/CAN-SPAM_Act_of_2003 ) and I'm hoping that because I am trying to buy , not sell, its not a problem.

Any advice on this?

I'd like to get a copy of my state's standard lease agreement. I'm in Connecticut. is this downloadable from somewhere or do i need to approach an agent for this?

Hi everyone, As I continue to read and try to educate myself a question has come up. I'm a resident of Connecticut, but if I want to invest in let's say Massachusetts, will my LLC protect me?

Yes it is a really good idea. Many newbies think wholesale is the way to break into the industry if they don't have much capital. Just not accurate. Getting licensed will open you up to many ways of earning money in real estate.

Thanks Michael, I will need some practical guidance for sure! As a follow up question, I know that this is not difficult to set up on an mls system, but from the point of view of a realtor, is a promise of referrals from the wholesaler enough? Do most realtors charge for expired listings in some way? I think its a practical question because I'm not established yet to where I can point to my track record of success with a realtor.

Hi everyone,

This is my first post. I've been reading books and online resources on RE investing, and I want to start taking action! I live in the Bristol , CT area. I'd like to get started wholesaling. I'm not an agent but one idea I came across was to speak to agents about sending me expired listings, promising to refer people who want a new agent to them. Has anyone had any success with this idea?
