Awesome job. Happy it worked out well for you. You and your partner took on a massive project but along the way solved someone's problem, learned a hell of a lot, and successfully flipped the property! I'm seeing many more in your future, keep up the good work.

@Eric DeNardo Yes currently I do not have much equity in the home as I did a 3.5 down FHA. I have been trying to save up again to purchase a home but the process is very slow so far. That's why I was contemplating flipping so that I can hopefully get a large cash infusion since I am unable to cash out refi right now.

@Ryan Short thank you for your words on the matter. I went through the rehab process on my current property but I have not actually done a flip yet. I have a good contractor who I have access too which makes me think flipping could be an option. 

I also agree that the refi approach is the way to go, but in a situation such as mine where refinancing would put me at a higher rate it made me look at other options. So, I'll keep in mind my end goal and weigh the pro's and con's.

Also that's awesome happy you're doing well and have made the jump to commercial. Definitely where I want to get to myself at some point.

@Michael Behr so that was the initial plan, I would move out of my current residence rent out the entire home and get another house hack property. But as you mentioned to increase my deployable capital, flipping could be more useful. So I was trying to determine if I should continue living in my current residence, while flipping the next property and then once it is sold use that money to get my next hold property.

@Jonathan Cooper my first property was a 2bed 1.5bath townhome. It will rent at the 1% rule when I move out. But currently I've been getting about 1K per month with the spare room on Airbnb.
