@AJ H. Our goal is buy and hold and our focus is immediate cash flow. We have looked in the midwest and south on websites like realtor and redfin to name a few. So I guess you can say we aren't really looking anywhere in particular, just where we can get a good property in a good location. Since we are new to the real estate world we aren't sure we want to start with a rehab, but referrals to trusted contractors may sway us. We also don't know if we can get a mortgage on a rehab property as new investors.

As new investors will we be able to receive a conventional mortgage on an expensive commercial property that needs to be rehabbed? The property is about $300k and the city will reimburse 50% of the cost to fix the place up. 

There is also another property around the same price that is partially rehabbed and the rest will have to be done by the buyer.

My wife and I are interested in becoming real estate investors. We are specifically interested in commercial real estate of 6+ units. We are saving up money and are willing to purchase a property for as much as $320k. We have been researching various markets and would like some input on which cities any of you have been successful with. Lastly, we would also appreciate any advice on using a local credit union to purchase out of state properties.
