Hello everyone,

I've been in real estate for about three years. I started out wholesaling (still do some.) My wife and i have done some fix and flips but we're looking for more passive income. So this year we just acquired to rental with a third in the works. However we've been looking for Multi-family in 1.5 hour drive of Shelby, NC. Our criteria is $2m c+ condition looking for at least 8% cash on cash return and %15 irr return no repositions please.

That reason for this post nonetheless is learn a little more about note buying? I get the terminology but still dont the confidence in taking that path. Cam some please help me understand better or point me in the right direction with books and recommendations? Any help would be greatly appreciated!

Do you know what part of real estate you want to be in? Commerical or residential? Fix and flips or buy and hold Etc. Once you find that out, find someone in that field and reach out to them. Also educate yourself while looking to build your network.

I use "been verified" it's pretty good it give you the basic information of the owner contact, resident history, and relatives, associates, and social media. 

Far as driving for dollars thats the best way for a faster result to finding a motivated seller but not the only way. 

There are a few other things like probated ( which I typically send mail for the first 3 months and then call the lead. Try to give them time to kind of grieve their  loved one while still being on their radar. Also I only take leads that the owners have relatives that dont stay at the subject property.) However this strategy isn't for someone who is not use to being uncomfortable because your dealing with emotional people that sometimes cuss you out, hang up on you, or politely decline your service. Nonetheless ALWAYS treat them with respect regardless of the outcome. Also Don't let that stop you from going to the next lead. 

Another lead source is Pre forclosuer which is not the same as probate but still dealing with people who are emotional and have falling on hard times and may need your service or don't know there are other options to saving ther property besides going into foreclosure and walking away. You can find both of these lead sources through your local county courthouse.  Hope this helps best of luck.

@Taylor Roeling I'm sorry for the embarrassing late response. The information you provide seems to fit what I like to do far as online goes. Also I really appreciate your encouragement and support about the next step in my journey. I will keep you all updated to how the process turns out. Again I sincerely grateful for the advice you have provided.
