Hello my name is Darius Howell, I'm a father, husband, and real estate investor. My wife and I just started in this business an really fill this is a way to go. We want to work on our time and be able to be our own boss. My concentration starting out is wholesaling; so I'm really looking for some people I can use as a mentor at times as well as possible business partners.

Hi ! I just found this website and forum. I am new to the wholesaling game, and am trying to find my way around the market for houses. I have found two possible cash buyers who are interested each in different types of homes/condos. I have a friend who does wholesaling but only does probates (he finds records in the court house, finds the relatives calls- finds those motivated sellers). I , however, wanted to expand my horizon of "motivated sellers" , would it be possible to find someone who has a house on the market, and maybe its been on the market awhile- could I offer a cash offer, from my buyer? Could I use a real estate agent? 

Who do you find the most success with?

I've read you can find those who are going through a divorce or per-foreclosure, any advice would be greatly appreciated.
