where can you buy a property like this for that cheap? was this a local property to you or long distance investing?

@Bud Evans Just curious how did you acquire a 72k SFR for only 2,500? What type of loan were you able to get to finance close to 100%?

I'm actively looking to acquire the following:

- SFR's and multi-family (2-4 units)

- Primarily Orange county 

- $200k ARV +/-

- Rental income after rehab must meet the 1% rule

- 1980's or newer

- Purchase price of 75% of ARV, less repairs

- All cash and close in 30 days or less

I love the BRRRR strategy it just has been close to impossible here in South Florida

maybe BRRRR strategy might work better for this. also your vacancy should be between 8-10%, capex should be around 8% and the insurance seems really low for this type of house.

@Tim Herman No Not working with any wholesalers my fear is with those homes it’s all cash since most banks wont underwrite a loan from my understanding if the place needs a big rehab also what would you say is an acceptable cash on cash return

Miscellaneous expenses are lawn care and pest control. Is there anyway to get creative with the financing it currently I am putting down 25% with a 4% int and closing cost of 11k. I want to try to invest locally in South Florida but these are the type of deals that you really find
