Anyone have spreadsheets they are willing to share.  I'm interested in all topics.  Especially anything to do with apartment complexes regarding how to value the property.

I've been off-and-on looking at real estate investing for years.  I've discovered just as many negative responses as positive ones if not more negative, which is why I haven't pulled the trigger.  I believe people selling real estate "systems/books" make money on those systems and not on actual investing.  I'm hoping that's not completely true. I'm hoping to meet successful investors who are willing to exchange ideas and prove me wrong.  I like the idea, but I'm just not sure about the reality.
