Hello,

@Howard Herrington I agree. 

In the market such as MA or RI we are not allowed to charge application fee, even for a pet. 

In Tampa FL, it is allowed to charge Application Fee, It is typically between $25-$75 per person and not refundable. I guess it is a good way to vet only serious people.

If you are looking for a cash flowing properties, you would want to go to Gateway cities, such as Fall River, New Bedford. 

There are deals and both of these cities are getting direct train/commuter rail to Boston, nice right!

On the other hand, you can hold properties for appreciation in more expensive cities, such as Boston, Watertown, Cambridge, Waltham if you are patient enough and plan to build wealth over the long run.
