Im looking for flip opportunities at the moment.  I'm scared of buy and hold in Wyoming at the moment.  I've been doing a little research in Springfield Illinois for buy and hold, but I'd like to increase my cash reserves a bit before jumping in.  What are your thoughts on my plan.  I want to be a buy and hold investor eventually, but I have some financial messes to clean up before I can move forward.  I wasn't very wise with my money in my youth...lol

I'm new enough to investing where you'll have to take my opinion with a grain of salt.  That being said, all states are going to have ups and downs to investing.  I don't think you can go wrong with the buy and hold strategy if the deal is good enough.  Im in Wyoming which I think  is pretty good now and there's money to be made.  We are headed for an oil and gas boom.   But when it busts, you don't want to be the one standing without a chair.  The Black hills in South Dakota is pretty hot right now.  

I would imagine if you have flood insurance the flooding in Texas is not going to deture someone from investing, would it?

What part of Wyoming are you from?  Here in Gillette I use Nick Norris.  He also has an office in Buffalo.  We just started using him, but he seams very knowledgeable and helpful.  Pm  me for details if you're interested.  Thank you

@Benjamin Zwiebel Hey again, I personally believe the true deals are found by situation and not by the numbers themselves. I may have interpreted this wrong, but I believe it was Grant Cardon that said to go to the decision maker for the negotiating, then put in the offer through the realtor. It could turn weeks of back and forth to a 2 hour conversation. Please correct me if I'm wrong BP.

@Ysabel Y. I have very little experience in this area so take the following with a grain of salt. You had a lot of good points in here, and some great questions to follow. This is my opinion and I hope this helps. You used the word emotion to describe your trouble, which tells me you may have already made your decision and you are looking here for validation. Although we are in the business of helping people, real estate investing is a business and should be 90% numbers based. I think you should decide what it is you want to see out of this property in the next 5 years and work backwards to make it happen.

@Anthony R. I have very little knowledge in this space other than being a renter myself, but I think this is a reasonable plan. That being said, I can see both sides of the argument. People respond to incentives and are often looking to cheat the system, but just because they live in a "C" neighborhood, doesn't mean they're bad people. I'd say if you're tracking the data and there is a clear penalty for abuse, you don't have anything to worry about.
