@Lucas Laria I like not paying tax on capital gains, but people who have been in real estate for a long time, the main thing I hear is they wish they never sold any properties

I'm trying to build a ADU in my backyard. I am doing owner builder so hiring subs for each job. I have been struggling finding fair priced reliable contractors in my area. If anyone knows a good go to in Temecula California. I am building ground up so any contractors that do framing, plumbing, electrical, roofing, etc. Helps!

I think the 100 mile distance rule is new for the FHA requirement. I would look into that if I were you

Generally you will need a lease and deposit (lender depending) for your departing residence. 

you can only use a FHA loan if you do not currently have one and the new primary residence is 100 miles or further away from departing residence. 

As long as your DTI is below 50% you can do 5% down with a primary conventional purchase if that makes the most sense for you guys.

@Brad S. yes that’s what I normally do as well. When it’s comes back 3.7% for the previous year it threw me off a bit. Found out there are extra special assessment taxes as well as a additional lien on the property
