@Alecia Williams So we rent a 2 bed 1 bath right now. Two bathrooms aren’t a must. The absolute necessities for us is private parking for at least one car and washer dryer. WiFi and roku tv are definitely winners for us since we Netflix and chill. Also pots and pans and basically the “essentials” for daily kitchen use if you’re going the “furnished” route. That’s just us though. Most nurses are pretty chill and just want a functional place to come home and crash after a 12-13 hour shift.

@Alecia Williams I’m currently a travel nurse in CA. The travel agencies (the companies we work for) basically do all the screening for you. We get background checked and drug screened. And travel nursing generally pays decent. I’ve found that most travelers are single or travel alone (I travel with my wife and kid but I’ve found I’m an outlier). It’s hard to find housing in that 8-13 week (our typical contract length) sweet spot without paying a lot of $$$. So this is a good niche! Just wanted to give you the perspective of your clientele! @Darian Lupton - I purchased a house in Lansing in the East Village complex just west of the Grosbeck area about 5 years ago when my daughter was going to school at MSU.  This is a great little neighborhood, all newer houses (most built since about 2010) and extremely well positioned close to MSU, Old Towne, LCC, Cooley Law School and the new Ball Park.  Has been an unbelievably profitable rental for us for many years.  Getting ready to sell 4-bed 4-bath house (3000 sq. ft) in March of 2021 as my daughter is no longer there.  We wish to move our investments a little closer to home since this house is over an hour away from us and is the only reason we are interested in selling.  If you are interested in home, PM me and I will send over more details, but at the very least, I strongly recommend looking at this neighborhood.  Lots of great houses and condos all in a very small, very safe little pocket.  Extremely affordable, especially compared to East Lansing and burbs, and you won't find a better location anywhere in Lansing for someone attending MSU.

@Landon Allen Thanks for the kind words man. We really like what we've seen in Mason and Holt and have found some really nice properties for a fair price! (Compared to my hometown here in Phoenix everything in the Midwest is affordable lol) I've already called a realtor about a couple properties in Mason and they already had offers on them. Is the market there pretty hot? Or was that just coincidence?

@Jeanna Stewart I will definitely be in touch! I've been a bigger pockets fan since 2017, read a lot of the BP books along with Rich Dad Poor Dad, and all the other essentials, and Michigan looks like a great market so I will definitely be interested in starting our investing career out there in the near future. Looking forward to networking with you. @Steve Majors I love that idea and always have, but the wife isn't too crazy about living so close to someone else lol. If we could find a nice duplex with 3b/2ba, in unit laundry (for our unit specifically) I think she would bite! If you know anyone looking to sell a duplex (especially renovated) let me know! I'd be happy to buy from a flipper etc.

@Andrew DeBlock thank you for the heads up! That's a good point. Do they make you get a "rental license" because you'll be competing the the student housing in that area? @Stewart Beal lol what's worse, a fellow Spartan? Or THE Ohio State University?

Hey guys! I was accepted into grad school at Michigan State and will be moving there in March 2021. I've read a lot of good things about East Lansing and Okemos but am open to anything in the Lansing area. Any advice on good family friendly neighborhoods to seek out to buy our first primary residence? Thanks guys and really look forward to networking on here!

It's cool to see how many different types of property you invest in! Multi-family, businesses, office space. It shows that once you're so experienced and have several people in your network you can branch out to other categories of real estate.

I'm moving to East Lansing for grad school and am very interested in investing there as I have lived in the Midwest before and like the opportunity for cash flow in a lot of areas out that way. Love the posts man they're inspiring!

Owen, thank you for the reply! I will be glad to keep in touch. I am actually looking at Clarkson College! Just looked at Dundee area and it looks much closer to everything. Thank you for the heads up. I actually find out soon if I get an interview at Clarkson (interviews are held in March) so i'll have to check out the Dundee area while I'm down there. Any other areas you recommend I check out for purposes of buying a fixer-upper SFH in a good area to rent out in the future? (Preferably within 15 minutes of any major hospital in Omaha)

As far as wind chill, we actually lived in Rochester, MN for just over a year at my first job as a nurse, so bring on the cold baby! haha, -20 does sound quite brutal as I sit here in short sleeves.

I am a 28 y/o registered nurse preparing to attend graduate school for nurse anesthesia. I started listening to the Bigger Pockets podcast in 2018 and am hooked. My wife is self employed as a personal trainer/entrepreneur and we both love learning about real estate like everyone else on this forum.

My wife and I are seriously looking into a school in Omaha and are looking to buy our first SFH there, with plans to turn it into our first rental after I graduate. We want a value add that we can hire a contracter to rehab before we move there for school. Papillion and La Vista look nice but I am definitely open to any good neighborhoods! I wanted to just post this because @brandonturner says to tell EVERYONE about your plans and put it into the universe. Hoping to connect with you all!!
