So I realize that in WA ppl don't use attorneys to review contracts, etc, but we're out of state and selling this lot and need someone on our side so as not to make any more novice mistakes. 

Buyer's realtor sent us a contract, but it's asking a lot. It's for a builder but he's completing four houses and won't have cash for six months. He's willing to put down non refundable 10k (lot is 200k) but there's been a lot of interest esp from the adjoining neighbor.  I think I read somewhere that a seller can word a contract so another (higher) offer can be accepted, even if place is in contract.

Or is that nonsense? Obviously a novice but don't really want to lock up the property for 6 months.  It's been a pain to sell bcs it's a small lot and needs an expert to design septic/drainfield so really it's best for a builder or someone who knows about building.  So selling to this builder may be best. He's getting a good deal tho as he knows we're tired of dealing with this property. For whatever reason, suddenly there's a lot of interest in the property and we might even be able to break even instead of selling at a loss. 

Would appreciate an attorney recommendation ASAP to review this contract. Also I know title companies do closings, so this is for writing up a contract that's in our best interest.

Nice post! You're the second doctor I've come across in my relatively short journey. The first is a pain mgmt specialist who just can't wait to get out of medicine Lol.  Today we closed on our first property - in Seattle.....(from NYC). :)

I don't think you'll have a lot of trouble renting it out. You're in a good neighborhood for Airbnb which compensates for the bathroom issue. Most Manhattan Airbnb's are solidly booked BCS the rest of them are out in places like Bushwick.  You're totally legal BCS you're the primary occupant. 

Fwiw I've seen Airbnb's in the Village Etc sharing a bath and the calendars were booked solid. 

I'd love to have an Airbnb and looking to do it remotely from Newark Lol.

I'm going to take another stab at your question without all the moralizing. To answer your question, I'm pretty sure using the property as your mailing address would work fine. No one is going to hire a private investigator to sit outside the property to see if you're coming and going. And the owner/occupancy requirement is only for one year. BTW I read your Bio - way cool.
