Emilio just look up Michigan builders on Google and cold call them about your land. No need to split commission. 

Most builders need the land to be around 1/5 of the house value or ideally less.  Does your land fit the bill?

1/2 of first months rent is a very standard ordeal for a leasing agent in Michigan. 

The landlord/tenant pays this fee using the first months rent.

Yeah OP is about a C IMO. Just Use Rent O meter for free once and price towards the upper range of the spectrum if the unit is nice.

What are you looking for in a broker? Do you want one with a ton of training, and a high Cap, or do you want minimal training/support and a very low Cap. Or are you looking for a good mix of both?

50/50 split is quite low IMO. I would definitely shop around. I currently have a $7500 cap with a $750 fee per transaction (After the tenth transaction, I am 100% commission), and my offices are in the most expensive parts of our state, and they have quite a bit of support (albeit not as much as other brokerages with higher fees). 

As a new agent, I would't mind trading a higher commission split for more training/coaching/support. However, I would not stay there too long after I learn the ropes. 

Also, as a heads up, do not sign a non compete agreement with any brokerage. I foolishly made this mistake and now it's costing me big time.

Epic Property Management is often recommended among Detroit Investors and locals.

I am not certain if they do Hammtramack though.
