Hi, 

I purchased a small home in Bend, Oregon that's within an Opportunity Zone. We bought the house with cash and are planning to pull money out in order to do some major renovations. The house is owned by an Ozone LLC my wife and I setup at the time of purchase.

Any recommendations on lenders who will lend through the LLC?  Everything needs to run through the LLC as far as we know.

I've never used them for my own STR, however, as a consumer they are awful. Poor customer service, cheat customers out of money, and rarely account for their mistakes. If a home has Vacasa as a management company I now avoid booking with them.

In Bend, Oregon they have a flat management rate of 27%.

I'm working on my first off market offer and wanted to see what the sellers Net sheet might look like. Can anyone point me to where I could find a sample or provide their own net sheet. Thanks.

I'm in the process of putting an offer together on an out of state home.  No realtors involved. Curious if I should work with a real estate lawyer in my vicinity (Portland, Oregon) or where the home is (Bay Area, Northern California).  Thanks.
