What would you rather be in? can not choose both! and why? 

Hi Guys im looking to get into commercial real estate, this deal has been one of the hardest I think I will encounter, long story short someone that does not need to sell!

I got a Right of First refusal on the property for 450k similar properties are listed and have sold in the 850k range its a rare opportunity and properties do not come up often like this on the freeway at this location. Hence why I've been trying so hard.

Is a ROFR bulletproof? ive invested a ton of time, and the term is 4 years, I don't want to worry . Was done by an attorney and everything. 

BUT can it be fought in court?

So to Sum it up, when this option gets recorded on the title, Say something happens, Would the Heirs, or other potential buyers need to clear it up with me first before moving forward? 

Ronald something very small, I am helping his sell of things at this property and in return he is not needing a significant amount for the option. 

this will be an agreement done through an attorney.

What can they do about it if they are unhappy? they are under contract and the title will be clouded.

Commercial property in TX, Looking to do a straight option with a purchase date no longer than 4 years from the signing.

Owner has a bunch of stuff on property that Neds to be sold, it will probably be before that. 

Can an option contract be drawn out that long? 

Here in TX does it get tricky on straight option?

for example can we agree today on 450k and a sale date no later than 4 years from today at 450k 

On a ROFR Can I specify a given price and sale by date?
