Sure Victoria typically early AM's @ the PB or the diner by the circle are ideal and glad you've reached out.  Guessing you're desirous to turn your Pittsburg dirt into profits, I think you're on the right track though will suggest strongly that you yourself or someone very knowledgable that you can trust and manage babysits the process down to keys in hand, as I assure you, dealing with contractors and all entities along the developer's path takes an entirely whole new layer of skin and nerve. Not to paint a grim picture, just a rality I deal with all the time unless margins can afford remote autopilot or hands-off I call it.

Wow, quite enlightning! Were considering for my portfolio the B2R / Dwell Finance or whatever entity they're operating under but this isn't cool - can completely break the feasability of a deal shortening the term like that for Elvin or the hand-tying aspects that Thomas has pointed out.  On the flip side of things, I get their position doing their diligence in order to wrap and resell as Elvin has pointed out (common practice in finc world) as a response to the void in the MBS market for residential funding after the '08 boo boo.  Anyway, private lenders being the best route still though relationship dev & nurturing is paramount and timely where time is not our favor, portfolio lenders such as Colony (interviewed w/them) and alike being 2nd choice and, local banks with a set up channel or that are interested in servicing these type of transactions could do good for all.  FYI, I'll be campaining for funding with local banks in the upcoming months and am open to exchanging notes privately if anyone is interested.

Anywhere really provided you have the capacity, funds, knownow, nerve and the stomach to take it all on.  Is that's simple, is all.  To get a taste I'd recommend acquiring a multi w/value-add (lots of sweat in other words) in a B+ area wher you can live and rehab and above all, LEARN as I've observed over he years it's not how much capital one has at their disposal but knowledge that will ultimately yield you the "cash-flow" you're aspired so to grow.  Best of luck & perseverance.

Hi All, While shifting gradually (15 years) from IT to real estate (10 years now F/T) and building a portfolio for self and others I'm actively pursuing to unlock equity in order to ramp up either residential or mixed use value-add properties in designated farms in Central to Northern New Jersey.
