Hello, 

My friend and I would like to buy a gas station and some of the deals need cash only. I was wondering if anyone funds these deals

I have a 5-day inspection contingency period and on the 5th day I messaged by broker saying I need 50k back towards the deal due to excessive repairs. Escrow is asking me to release contingencies on the 6th day, however my broker has not yet presented my request officially. Do I have to sign the release of contingencies thus effectively losing any negotiation powders or could I be able to not sign it and not lose the deal?

You are not alone, Las Vegas rental market has cooled down a lot, compare to a few months ago. It was on fire last year and before May 2022. In the past 3 months, my rentals were vacant for more than one month, then I had to lower the price for 14% in order to rent it out barely after sitting on the market for about 30 days. It is not easy to find good tenants nowadays.


 Thank you Kathy, I felt the same and I was worried if others had the same issue. I have lowered the rents by 30% already and I still get no applications.

Really, I really need help right now. I pay 8% management fees and have not really found a great company. do you have any recomendations

I am having trouble in the rental market in las vegas. I have two houses and it has been vacant for over 8 months now. Last year I had many renters, this year I have none. The house is fully furnised and I used to do airbnb, but that went to zero this year so I am looking for mid term or long tearm tennets which seem to be impossible to find as well. What is your stratergy on getting tennets. Are you experiancing the same issues. 

Yea, I talked to them. They have one property there right now. Looks like everyone I talk to is recommending them. Is that the only company there is or does everyone in bigger pockets work for them?
