Just purchased my second home in Macon 31204 and the ceiling in a few rooms were molded. I took the drywall down from the ceiling and noticed the plumbing vents weren’t covered properly because I could see outside the house from the inside. In some places the roof is leaking where there is no plumbing venting. The roof had been replaced in 2013. Should I replace the entire roof or is repairing what’s there an option?

Recently I acquired a house in Macon, Georgia for 13k. It needs new electrical and updated plumbing, hvac, roof, and paint. I budget to put around 25k into it. It’s a 1940, 3 bed 1.5 bath, 1856 sqft house. I am considering making it a 2 bath by adding a small shower in the 1/2 bathroom. I could potentially rent it out for $850 a month. I did some research and seen somewhat comparable homes selling in the 60-90k range. My initial goal was to build a rental portfolio making this house my second rental in macon but after seeing the homes selling for 60-90k I’m not sure if I should flip it. Any suggestions?

I just passed my state exam and its official I can now apply for my license.  Now that I am done I am stuck on going inactive or active. I'm new in Atlanta and I don't know a good broker to start with.  What are some things I should avoid or apply when it comes to signing up with a brokerage to work under??

I am trying to determine if I should do a new home construction or a fix and flip on a vacant distressed property. What are some pros and cons of doing a new home construction opposed to a traditional fix and flip?

What are some key things to know about forming a partnership with someone on a fix and flip deal? As far as hard money loans, contracts, and exit strategies? I am new to real estate investing looking to do my first deal. I recently met up with another real estate investor who is currently doing his 4th flip. He's offered me the chance to partner with him but i have no experience on how to go about doing so. We talked about starting a LLC to work under. I just dont want to get caught up in any scams. Any suggestions are accepted!
