Congrats, that is awesome.  I hope you post your story, I'm sure a lot of people would love to read more details of how you achieved this amazing goal.  I'm hoping to do the same, eventually... :)

Hoping to do more networking and BRRRR (I would be fine leaving $10-15k per in any deal post Refi) a few properties later this year/early next. I like Northland and some areas of zips 64114 and 64131. Not finding much meat left on the bone off MLS in any of these areas so I'm hoping networking for wholesalers and possibly direct mail approaches may yield something.

 I wouldn't invest there unless you have very good knowledge of the area.  There are plenty of other areas in KC to look (see Ryan's link), though deals are much harder to find. Not much meat left on the bone for turnkeys in the better investment locations in KC at this time.

Congrats!!  My wife is from Rockford and her parents now live in Machesney Park.  We thought about investing there once but the property taxes are pretty outrageous.

I was wondering the same thing, I'm fairly new to the KC area and I'm looking into potentially BRRRR'ing a few properties this year. There are interesting options at some of the foreclosure auctions so I may just need to hit up a few and try to get the scoop.

I was happy with the purchase experience with USREEB, I felt like I paid a fair price for the home and my concerns were mostly addressed prior to closing.  The PM experience on the other hand...don't get me started.

As others have mentioned, it is very hard to find good deals in KC off the MLS right now, especially in the sub $150k range. I put in about 8-9 offers (all at or over asking) on SFR earlier this summer and didn't get any of them. A few months later I did some research and lo and behold, 4-5 of these properties were for rent from the same out of state institutional investor. I'm sure there are still off market deals to be had, I just recently relocated to KC from Denver and haven't had much of an opportunity to network yet.
