How much is your non-refundable pet fee typically?

Tenants with pets stay longer and seem to be more responsible people.

Humans tear up houses not pets, at least that is my experience.

2nd chances are earned. I make this extremely clear up front that if they smoke inside I’m evicting. And I point out that -30*C SUCKS to stand outside and smoke.... and they’re still doing it if they want to live here. Their choice is follow the rules or pack their stuff and move in January when it’s -30*C and have no landlord reference (or a poor one) and a court ordered eviction on their record. And that’s exactly how it’s explained BEFORE they move in.

What are the key provisions a landlord needs to include in a lease to protect themselves and the property?  Do you get an attorney to draft a solid agreement for you or if not where do you find?

I'm new to the rental business.  How do you all handle pets and smokers?  Allow or Not?  If not, how do you ensure rules are abided by?  What would be the penalties if you found they weren't abiding by the rules?  If you do allow, how does that work?  Do you specify what pets are allowed?  Won't an inside smoker really mess up the place for future non-smokers?  Any advice and guidance on this issue would be greatly appreciated.
