Post: Emerald Coast Condos -How much does beach front matter?

I am in the process of choosing a condo to buy with January Johnson at STS (who is great!) on the EC/Panama City Beach area and looking for opinions from other investors in the area as well. I have heard that condos perform best when "on the beach" and that is/was my plan. It looks like being across the street (but still within 500-1,000 feet of the water) buys more bedrooms, more amenities, etc for the same money. So my question is how much does it matter if the condo building is literally on the beach vs right across the street with more square footage? I'm guessing the pros and cons make it a wash and the potential revenue doesn't realistically change much. Any thoughts from those of you with local experience? Thank you!

Yes! This is how I extend if they've been great throughout their stay. They love saving on fees and taxes and love you for it too.

 This whole thread makes me wonder if a guest can have back to back stays (but separate bookings) when staying over 30 days, in order to avoid tenant rights, lease agreements, etc, or do they need to be out of the property for a certain amount of time? That seems like an easy loophole that might not be allowed. Any thoughts on that?
