I came across a car wash for sale in an area of Orlando that is growing and has new developments being built nearby. The property would just come with the shell and the land. All the old equipment has been taken out so it would need new equipment.

Does anyone have any experience with something like this? What are some things to look for?

@Jorge Vazquez thank you! My long-term goal is to definitely have rental properties as well. I'm looking into different options for funding it. If you don't mind me asking, how many do you have? Do you usually do flips?

Thank you for this input! This is very helpful! I agree on all of this. I have some connections that also have properties off the MLS so I am now going to reach out and see what we can do to build our relationship even more and work together.

Just curious when it comes to numbers and backing them up. I do not like the phrase,  "What I think " I may have some thoughts when it comes to things like potential rent income,  however,  I rely on data for everything and always tell potential customers,  "According to the data" in your opinion,  would something like that be what you are looking for when it comes to backing the numbers up?

Hello everyone, 

I am a new Realtor in the Orlando area. I have been in real estate for some time however since I also own my own short-term rental business.

I just wanted to connect with others and see what you feel is important when working with a realtor? I provide my customers with data/comps tailored to potential properties they are looking to purchase but I wanted to see if there is anything else you look for?

Just as an example of the reports I help gather would be; for long-term rents, a report on Cap rate, COC, ex..

For short-term investments like Airbnb,  I use a program that uses data over the past year to determine what Gross income would be, cleaning fees, average nightly prices, exc..

Hi everyone,

I own a short-term rental business where I manage properties for other people in Florida. I have a buyer that is looking for owner financing properties and I am looking to connect with anyone that may have leads on properties. (I would not take any commission. I will connect you straight with the buyer. I'm just trying to find properties since I will then manage them for the buyer.)

The only catch we have is that the home must be in an area that is short-term rental friendly. He is also not afraid of a fixer upper.
