Hi Abel, thanks for reaching out! I would be hands off, and let them run their business how they want to, since they are the experts. There would be somethings I'd like to just mention to them to see if it would help increase their business, but otherwise let them grow and we just have a percentage.

For example, this could be part of the structure. Let's say they currently make $50k/year, but need some funding to grow. My partner and I wouldn't touch that $50k, and they keep 100% of that, however after our investment, we then get a percentage of everything they get starting at $50,001.. (This is just an example, and not concrete.)

We'd send them more customers and hopefully they would also be able to edit our videos for us too.

Currently, I've been outsourcing this task, but due to some recent success with helping people close on houses, I want to reinvest my earnings in a company or individual who can handle this for me.

You are correct that there is a lot of competition, however it also depends what you are looking for and your budget. The bigger properties within the resort style communities seem to do better. I'd be happy to help answer any questions you may have or help you find the right cash-flowing property. 

@Jeovanny River, I've had a customer use Farmers and they had a very affordable rate. I have the agent's contact information if you want to message me.

I've been talking to a few investors lately that are looking for larger, multi-family properties and while some people may know about these websites, others may not. So I just wanted to share a couple resources you can tap into besides the local MLS.

I highly recommend looking on the following:

-Crexi

-Loopnet

These are free sites that will not only show you multi-family properties, but can show you commercial listings as well. You can then directly reach out to the selling agent, or if you are currently working with another Agent, they can help you as well.

I'm sure I'm missing other sites as well so post any others you like.
