Post: Lease options in WI a great starting point?

Hi -

I really have no idea what the case is for Wisconsin, but are lease options a good idea for getting started in real estate with no money in Wisconsin? I've seen these don't work in other states, like Texas.

Curious on your thoughts. Thanks,

Dan

I think too many people focus on tax benefits vs overall return. While you have depreciation owning real estate, less than 10% do a 1031 exchange so you end up paying those taxes when you sell so you just defer them - and for those investing $100k it’s not life changing money.

There are many REIT's and private funds that offer tax advantages as well.

So then how do you get into land and tax liens without money? That's the situation I find myself in. And, do those provide a higher overall return than real estate rentals?

So, you're saying now is the time to start averaging in and buy?

Hi -

So, I'm thinking of putting 5% of my stock portfolio in a REIT...what are the top ones to research?

Hi -

I really, really, really like real estate as an investment. But, I'm unsure how/where to get started. Here's my situation:

1. No/little money. I'm going through a cash-out refinance process to see how much I may qualify for. It likely won't be much. Still need to get my taxes done this year for them. By "not much money," I mean I might qualify for $50,000 - $80,000. And that's a BIG MIGHT. I had an existing business fall to pieces and am in the process of looking for a job (or other means of income), so money is hard to come by.

2. Introvert. I don't like to have to deal with people all day long. I understand some is necessary. My strengths lie in numbers, research, and patience. Buying-and-holding property appeals greatly to me.

Someone else suggested these might be good areas to start for introverts:

1. Tax liens

2. Land

3. Private lending

Are there courses or resources for learning these strategies, or others that might be a better fit?

Appreciate all your help,

Dan

Find a property manager you can work with, buy a place, have them rent it out and deal with the tenants. Or buy into a REIT.

The tax benefits are only available when you directly purchase real estate and rent it out, correct? Does investing in real estate that way make a lot more financial sense than investing in a REIT?

Hi -

So when it comes to business, I've found out I'm a true introvert. I don't like to deal with people any more than I absolutely have to. Some is fine. But, I prefer numbers, research, and analysis to dealing with people. FYI, I'm not one of those "introverts" who likes to fake it and can talk with lots of people all the time like some present themselves as.

So, what's the best approach for me, and what're some good resources on getting started with it?

Appreciate your thoughts,

Dan

Hi -

I am trying to figure out if my skillset fits wholesaling real estate well. I tend to be analytical and reserved/process-oriented, and not so much a networker.

With wholesaling real estate, what do you spend your time actually doing? What skills would be best for doing the work?

Appreciate your help,

Dan

Hey everyone -

I have a growing online e-commerce business. I've researched and understand the basics of real estate investing. I'm not going to switch any time soon.

But as my other business grows, there may come a time where it makes sense to diversify income streams. If I want to make the best ROI on my cash, where would I start?

FYI, I live outside of Milwaukee, WI so not too far from Chicago.
