@Matt Devincenzo Thanks, My favorite answer...it depends.  The only thing can see is the 50% threshold to rebuild.  As far as changes or improvements as far as i can tell must be up to code regarding the newest ordinance in place. I don't think it would be an intensification. Looks like I will have to have some correspondence with county.   The remainder of your points are all something to consider going forward as well.

Hey all,  I am looking at a park that has a legal non-conforming designation.  The reason being lot size.  Minimum required is 20,000sq/ft per home as of 2001. Nearly half an acre.  The park was finished in the late nineties so the regulation are not a violation but how would you proceed?  Does it make you think differently about the overall prospects of the park or is it just something that comes with the territory of changes to   zoning and permitted uses?

@Brandon Turner congrats on another acquisition. It’s amazing to me how much value you give to the community while also taking over the RE world! Keep it going. Maybe once I get a few parks under my belt I’ll be able to get out to Hawaii as well.

@Frank Rolfe

How awesome! You ask for experience and you get one of the most experienced in the field! I have also been looking into mhps and devouring all the content I can find from @Frank Rolfe and @Jefferson Lllly. I hope this post continues with even more people sharing their experiences.

@Jefferson Lilly

Huge admirer of all your content. How does one become a co-owner of a park with you/your group?

@Terence Lanzilotti Awesome, another member from hamburg. I too am just starting out in investing in the area and was a little discouraged by the fact that there are no meet ups anywhere near here. At least on bp. Maybe we can bounce some ideas off eachother.
