@Dorothy Ma That is a very good point. Boston is like that right now, too. My friends trying to buy houses are discouraged because they have to make a cash offer $50K above asking the day the listing hits the market or they have no chance.

@Bill S. That is great advice. I read through several months' worth of forum posts for Colorado and Denver before posting. I plan to keep reading and lurking. I will be out in Colorado within the next few months to see the neighborhoods I've been reading about (things have changed since I lived there) and I would like to already know an agent before I plan the visit.

Hello all! I went to college in Colorado and have wanted to move back ever since I graduated 10 years ago. I've since lived in suburban New Jersey and downtown Philadelphia and Boston, so I've learned the value of buying downtown where a person can walk to all the good things in life. I plan to move back to Colorado soon, either this summer or next.

I'm looking to connect with an agent who knows downtown Denver or Boulder and can spot cash-flowing buy-and-hold rentals. I understand that prices are rising faster than rents, so that may not be possible, but I'm patient and would like to connect with someone who has their ear to the ground and can let me know if a deal does come up. I plan to buy several rental homes in downtown Denver or Boulder over the course of the next 10 years, so this would be a long-term relationship. The ideal agent would also have a thorough understanding of real estate financials beyond just the basics.
