will i know if someone is highly motivated to sell their house to me?

i have sent three mailings and most of the people who call arent very motivated.  i am wondering if i am doing something wrong. i have about 500 people on my list and about 200 of them have called back.

after the 5th mailing piece is someone going to be really desperate to sell where i will be able to notice their motivation over the phone?

what do i do if i can not find comps for a multifamily? how am i supposed to estimate the what its resale is?

right now i have a partner who is the money guy and he knows the repair estimates.  i find the deals and we split it 50/50.   doesnt get much better than that for a somewhat new investor. The thing is, he has other things going on for him (other jobs).

he funds my marketing campaign as well.

i send him these deals and he doesnt look at them because he says he is to busy.

the other day i sent him a deal and it had great profit. i sent it to him (right in his city) and he never responded.  i told him we need to check it out soon. still no response.  the following week it is under contract.....

i cant afford to keep missing these deals. i am doing this full time and am not sure how i should manuever this obstacle...

 should i bail on my partner and find a new one? i've tried talking to him once and apparently that didnt work too well.

would a sub2 reduce costs since it gets rid of one set of closing?

this guys condo is 300k arv. i told him i would have to buy it for 200k because of the condo fees and 20k repairs and 30k profit. he said lowest he would go is 250k.

he really wants to get out.  could i do a sub2 so i could give him more money than the 200k?
