@Michelle Castaneda I've been investing in KCMO, and have had a really good experience so far.  I think there is a lot of growth in KC, so it is one of the unique midwestern locations that still has great cash flow numbers, but also strong appreciation potential.  Also, the low taxes help as well.  Far below CA!!  ; )

I recommend connecting with @Zach Lemaster who has a lot of excellent inventory in the area.  I've been investing with them for a few years now.

I've been very happy with the rentals I've purchased with your team over the past few years, and I would like to really focus this year on aggressively expanding my portfolio!  I would ideally like to purchase 4 to 6 homes in one or two different markets this year.

Can you send me over your updated inventory.  I should be getting a large tax refund this year, so I would like to apply that to another rental or two.  Rent To Retirement has been really great to guide me in building my portfolio over the past few years!  I'm looking forward to continued business with you all!

I am looking to invest in my first syndication opportunity and wondering if anyone has been part of one where they have lost money or other risks involved.  I see so many of these opportunities, but always curious about the risks involved and if anyone has actually lost their funds, and what the recourse is in this scenario?

Yes, I agree with Zach on my properties.  I used their recommended lender which was significantly cheaper than other lenders I've received quotes for.  As far as expenses go, for the first few years of the investment hopefully there are little to no vacancy, and minimal maintenance.  That has been the case for me.  I'm sure over time there will be some vacancy & maintenance just by the nature of owning rental real estate.  So things will probably average out, but generally my portfolio has been performing better than initial projections.  Thanks again for all the help & great service Zach!  Looking forward to continually expanding my portfolio to reach those passive income goals!

Keep saving.  $10K is barely enough for reserves for life in my opinion!  Other option would be to partner with someone to share in the risk & downpayment.

@Seth Rose Best if you have some boots on the ground team that can meet with contractors.  I had a contractor run off with $20K of my cash on a rehab.  Big lesson learned there!  Also, good to pay contractors in draws, not upfront.  In real estate you make money or buy an education I guess!  ; )

I think you're on the best website to practice calculations!  Have you seen their rental calculator?  You can run assumptions for expenses, but always best to ask seller or agent for actual.

This reminds me of finding good leads for deals.  Better to fish than to hunt!  Let the deals come to you!

I've worked with them for a couple years now, and they have done an excellent job so far. All homes are performing better than expected, and I'm enjoying the passive income! I plan to purchase at least two more homes this year if I can swing it. I highly recommend scheduling an initial consultation phone call with them to see if they are the right fit for anyone looking to invest with them. They are top notch in the turnkey world in my book, and I plan to keep investing with them for years!
