Quote from @Marc Maitre:

You're missing a huge part of the basics here. You need a title company or Attorney to close the deal anyways. Even if you did have a buyer, you have to go through the title company to do things like make sure there's no lien or owed amount on the property, title insurance, conduct closing for you, get wire information from the buyer and seller, Unpaid fees for work performed, Undisclosed owners or heirs with claims to the property, Special assessments on the property,Outstanding loans on the home, Etc. I promise if you google some questions, you'll get an answer. You need to Study up too if you didn't know such basic things about real estate.

@Marc Maitre  I understand the necessity and reason for the title company.  Perhaps you misunderstood my question or I didn’t word it correctly.

I’m not really sure how else to put it but thanks I’ll do my homework

I am a little confused as to where the title company comes into play during an assignment of contract and any help is appreciated.

If I have a home under contract and have yet to find a buyer, is it necessary to hire a title company as a wholesaler if the contract is being eventually assigned to an end buyer?

Thank you @David Ramirez I guess what I was asking was how are you generating your seller leads.

Hello everyone, I am new to wholesaling.  I'm in the process of building my partner/buyer list before I really start hitting the ground with marketing for sellers.  If anyone is willing to provide tips or stories of their success I would love to hear from you.  A couple of questions I have:

    1) any NJ based wholesale friendly title company recommendations?

    2) what service if any do you use to grow your lists (sellers)?

    3) looking back would you change anything when you first started?

    Thank you in advance!
