@Bill S. when you talk about the S Santa Fe area, what was the appreciation in relation to the general market?  If the homes in close proximity were running 25% bumps was it a large difference compared to everything else, or just enough to be noticeable?

Yes @Mitch H. I am talking about the new lines being built.  Particularly up north in the Northglenn and Thornton area.  The lines will be running right near Colorado which has lots of amenities as well which makes them even more desirable.  As with anything in our area the deals are few so it is an area I'll be watching closely, but for the time being I am focusing outside of the state.

@James Wise and @Isaac Rowe,

What sort of rent are you getting up in Cleveland for 3/1 SFH's? I know it will be dependent upon the neighborhood, but what range are you looking at now?

All the times I ended up in Cleveland it was in neighborhoods I wasn't too fond of, but that was just because they were down near the canal.  Most of the time I was up there was to go boating so my knowledge of the area is limited.

I am coming to a point in my decisions for where to begin looking for properties and my home state is not seeming like the most friendly place to start since the market is so hot. My next preferred market is a bit further east in Ohio where I was born. I still have enough family connections in the state and feel comfortable there. I'm looking for some insight into the Akron Canton area. I'm most familiar with the Fairlawn/Bath region so figure I should check my comfort zone first. The goal for the first is buy and hold with a sub 100k home that could get some nice forced appreciation. 

What's the overall market like around there for sales and is the rental market worth it?

Not sure where the actual post text went, so here it is again:

One of the areas that I am looking into properties has a major benefit coming in the next few years. The train to downtown will be getting expanded to the area and should make the units in the area much more appealing than they are currently. My question is, has anyone had problems with rentals too close to the tracks? Some of the properties I am investigating back up to the tracks. The properties themselves have great potential (The stations will be built within about a half mile), but I'm not sure if the proximity might be an issue.

@Tara Hall Denver was definitely a convenient location.  Our original plan was to rent out the ranch, but we decided that our first rental shouldn't be a property that needed so much upkeep.

@Adam Smith I would definitely be interested in meeting some time, especially with someone who knows the area as well.  I will send you a PM.  I grew up in Louisville so am definitely not fresh to  eastern Boulder County, but because of the county line split there are definitely a lot of differences to constantly be aware of.  I currently live on the Weld side and have had no complaints so far.  I have not worked with contractors yet, but have to start somewhere.  I know I won't always be getting move in ready properties, so establishing those relationships now with smaller projects might be a nice lighter step for me to take.

@Elizabeth Colegrove Love the Old Mine.  My wife and I ride our bikes down there every few weeks with our daughter.  Everyone there has been super friendly.

Hi everyone,

My name is Dan Mackin.  I live in northern Colorado, Erie to be specific.  I am 25 and have owned 2 properties up to this point.  My first home was a ranch with a finished basement in Denver.  The house was decent and the location was convenient, but the neighborhood was quite lacking.    With the house being built in the late 50's and the neighborhood having soil movement there was definitely a list of issues that needed to be taken care of.  Once my wife and I decided to have a child, we decided it was time to move to a more dependable property.  We sold the Denver house for 18% more than we bought if for and found ourselves a townhouse up in Erie.  

In the year we have been in Erie we have gained some useful equity in the townhouse and are looking at moving to our next property using some of that equity and renting out the townhouse.  There are a few options that are currently on our list:

- Buy another townhouse

- Purchase a property in old town and renovate

- Build a new home with an accessory dwelling

- Purchase a newer home and have an accessory dwelling added

I work as a DBA (Database Administrator) so I like going through the details. All of our options obviously have some pros and cons and I am here to get some advice and meet some folks with the same way of thinking.
