That home was on the list of homes that we went to during some showings over a month ago.  A few blocks away you could get a larger home that was actually in good condition for about 30k more.  But heck there is a school across the street from this one so maybe it's causing some inflated ideas as well.

What about having a partial manager?  If you don't have the time to take the calls that may possibly come in when you're out of town or swamped at work wouldn't some sort of management be helpful?

Best way I could see going about it would be getting fixer upper homes.  I grew up as one of 6 kids and it's what my parents did.  Their current home they rented with a purchase option since they were fairly sure the market the home was in would increase within their term.  It did and they got a 300k home for 198k.  Now it is worth even more, but this was back in 1997.  I would say one of the hardest parst that needs to be considered is the costs of moving that many people so much as well as the emotional stress on the kids bouncing around schools.

From the looks of it the slope doesn't go all the way to the house, aat least as far as I can tell from the pictures.  I would put in a french drain at the bottom of the slope and run it to the fence.  Much cheaper than regrading.  As for what to put in the barren area, Patio stones can be great it done right, but if done half assed will heave and look just as bad pretty quickly.  You could do a small porch on pedestals which would be movable if needed.

Yes, you could have them cover one side and then have them transfer over to both sides when you're done there.  I would even make it known to the property manager that I don't want the tenant knowing I'm the owner.  Some may not do it that way, but it would help keep the tenant from asking you for things instead of the property manager.

If the numbers make sense then yes it is worth it.  Duplexes out here are definitely priced at a premium, but they can be found as @Scott Trench can vouch.  It will just take a little more diligence.

I run Android on a Galaxy S3.  No reason for me to upgrade for more "Features".  I personally do not know of anyone in my circle that uses anything other than Android or Apple.
