As Steven said. Additionally it has issues when doing it mobile. I only can get it to work routinely on my desktop.

@Andrew Johnson- Your payment agreement is up to you if you go that route. I personally would just make the payments, but it also depends on your comfort level. As for options check around. I got a 90% ltv on my primary with a base rate of 3.75%. For the amount I wanted it cost me nothing other than the small credit hit.

@Jeff Caravalho- Most people get their HELOC for projects or an emergency fund. I said the second. I wasn't lying about it, but just have other potential plans if I want to go that route. The credit union i used lets me use all the funds from day 1. Some banks may have different rules.

Have you considered being the funding for some flips to build that equity up for when the market is a little more in your favor here? There are always people looking for funding and someone with a good reputation for flipping could be a great partner to start out. 

Also there's some great heloc options around here right now so dig a bit. If you want to max out the potential of it I would wait a few months while the summer gives a good jolt to your value.

With their being a lack of options to gather for those of us stuck in between Denver and Loveland it was time for a new gathering. The meeting place is just a few minutes off of I25 or 287.  If you live in one of the following areas or anywhere for that matter stop by and meet some great people.

Erie, Boulder, Longmont, Broomfield, Lafayette, Louisville, Frederick, Firestone, Dacono. Westminster, Thornton, Northglenn, Brighton

The Old Mine has offered to extent happy hour pricing to all participants. Happy hour is $1 off drafts, pizza and sandwiches. They brew their own cider and carry lots of different beers and some wines as well. 

The event is to get together and begin making some connections in the local area. No pitching will be made. Introductions can be done to get things started, but after that get your chatting shoes on. 

Just as a side note. For anyone who gets overwhelmed at these events come talk to me first. It can be difficult to network with strangers so I am willing to help start the conversation.

The plan is to extend this meetup to every month. The planned date will be the first Wednesday of each month as follows.

July 1st

August 5th

September 2nd

October 7th

November 4th

December 2nd

Denver definitely is a commuting city, but the surrounding areas also have their own business hubs so lots of them are a good bet. Take a ride with someone who knows the area when you're in town to get a better idea.

Can you grow some good facial hair? Then no one would question your age at all! 

One big thing I would say is come off as confident in what you are talking about. Never refer to your age unless it comes up. Having a mentor above you that has a good reputation can be helpful. It can be a selling point that you have a great team behind you. Honestly though your age will have nothing to do with it. You are no different than someone in their 20's who has never dealt with real estate. Educate yourself and come off as professional and dependable.

@Jennifer Griffin what type of clients are you wanting to work with? If you want to work with investors then get to networking. You're very unlikely to find that type of client in the day to day grind as a broker. If you want to work with a wide variety of people then @Michael Jobe has given some good suggestions. It's a modern world so the marketing is changing constantly. Find what type makes you comfortable and commit to it. Bouncing around from one type to the next won't give you feedback on what is actually working. Good luck!

I could definitely see Twitter being useful as far as a quick deals log. Your followers could be buyers who watch your feed which you load with your latest deals that come through. Quick and simple. Especially because you could standardize your format so that your followers know how to read your layout quickly.  It still amazes me that Linkedin is useful, but I've just never really liked the site.
