Ive been looking into Memphis investment properties too.  However, after reading this thread i do not feel confident in investing with them what so ever. 

Even at $950 a month it does not align with the market research.

All tenants have paid, even the one that is normally late, paid early.

@Laura Yates too some time to figure that out, since then I have submitted at least 10 offers a week. All while looking for an investor to help me along the way, even if it’s just as a mentor.

How do I connect with wholesalers in my area? What’s the best way to find unlisted homes for sale? I’m already pre approved but have been unable to find a property with good cash flow.
