Looks like you have the perfect plan for getting the most out of online presence.

You're absolutely correct that testimonials (especially video testimonials) go a long way in building trust.  This is hugely important for conversions.  You should also make sure to have an About Us or Our Company page that shows who you are as a person and a company.  Don't be afraid to talk about your interests and why you started the business.  

Do They Like and Trust You?

People want to do business with people they like and trust.  The trust part is boosted with testimonials and trust badges (like Better Business Bureau and Google Reviews 5-star rating badges etc.).  Your About Us page should help with the 'like' part of the equation.

Respond As Fast As Possible

Whichever website system you decide to go with, make sure it gives you the capability to get a text immediately when someone submits a form on your website.  The key with online (as with all other marketing as well) is to respond as fast as possible.  You want to start the conversation immediately as statistics has shown that the person that speaks to a customer (or in this case a motivated seller) first, has the advantage by a big margin.  

Don't Underestimate Content Marketing

Ranking organically at a high enough spot (typically first through third spots on first page of Google) to start generating leads and deals takes time.  In competitive markets you're looking at typically anywhere from 8 to 14 months or more of SEO work to get there. This is dependent on the keywords you trying to rank for.  You can target "long-tail" keywords with your blog posts as a part of your content marketing strategy.  These are relatively easier to rank for but do drive as much traffic individually.  As your blog grows you'll notice a compounding effect on keywords you're ranking for and the amount of traffic it's driving to your site.  

Use Services From People In The Business

I highly recommend using SEO, PPC and Facebook services from people in the business.  This due to the somewhat unique nature of our business. We don't typically get customers for life that buy from us over and over as most companies online do.  We are mostly a one-time service that has the potential to generate big profits from each transaction.  Using a service from a company run by people that have generated thousands of motivated sellers leads personally will allow you to benefit from their insights that other companies just don't have because they don't ever personally interact with the "customers" they are targeting with the marketing they are doing for you.

Couldn't agree more with @Lucas Machado.  Great advice!

@Troy Nonnemacher When getting your site setup you need to make sure that you do all of the following:

  • Build credibility - BBB Accredited business? Include the logo.  Testimonials? You need them.  If you don't have some from sellers, get some speaking to your character and work ethic from colleagues, friends and family.  
  • Be personable - This speaks to what @Corina Eufinger mentioned previously.  It does work.  Have a picture of you and/or your family on your site so that visitors know who is behind it and who they will be working with.  This goes a very long way to build trust.
  • Focus on Conversions - All effort to get traffic to your site should be rewarded with as many leads as possible.  Your site needs to have a clear call to action so that visitors know exactly what you want them to do (usually call or fill out the form - which needs to be "above-the-fold" or visible as soon as they land on your website).  Make the form and submission button stand out from the rest of the site so that their eye is drawn to it and the benefit that they would get from filling it out (usually getting a fair cash offer).
  • Work and Be Easy to Use on Mobile Devices - Not only should your site adjust to different screen sizes, it needs to be built to make it easy to use on smaller screens.  Include big buttons that are easy to tap.  Include phone numbers that can be dialed when they are tapped.  Focus on the experience.  More and more people are searching for services from mobile devices.  Make sure your site performs well on them. 

This knowledge was gained from over 10 years of working with thousands of motivated sellers that found us through our website....with endless testing and trial and error.  :)

And as Lucas mentioned, just having a site will not likely generate you much traffic nor any leads on its own.  Pay per click advertising is a great way to start getting a return on your website investment right away.  Of course it costs money. You've got to know what a deal is worth to you and then determine how much you are willing to spend to get that deal.  

SEO is a long-term play to generate much cheaper consistent deals over time.  The reality is that right now in most competitive markets, you're looking at around 10 to 12 months plus to get a site ranked high enough to generate leads even with doing SEO work.   

It's completely worth it though as it's been the lifeblood of my flipping business and those of many of our customers.  You just have to decide to commit to it.

@Account Closed I have a section of the Flipping Junkie podcast where I start with motivational/mindset/foundation for getting into flipping and then progress into how to fund deals, find deals, analyze deals, etc.  It's a great series of episodes that puts the education into a great order to learn the basics and even advanced strategies.

Please message me here on BP with a number to call and day and time that would be best for you.  Regarding the spam, domain registrations without WhoIs protection can cause spam because email address are made public to be scraped by spammers.  We've been working to add WhoIs protection to current customer domains and are now including whois protection for all newly registered domains.

@Rosemarie Ledogar Hello!  Sorry to hear you are not getting traffic to your LP site.  I'd love to get on a call with you to discuss some of the things you can do start sending some traffic.  

This is a common issue for anybody with a website. Ranking high enough and for the right keywords takes time and requires SEO work to be done in most cases.  This is because of the level of competition in most markets.

The return on investment when investors land a profitable deal creates an environment where investors are willing to spend thousands of dollars per month to rank....with many of them having had to do so for well over a year to get where they are.  

This is why having the correct expectations is so huge when it comes to online lead generation.  The people finding big success with organic leads (traffic finding your site after searching Google and Bing) are the ones that commit to the long term investment.  

The great news is not many people are willing to do this.  Not many investors are willing to commit to trusting a process to rank and sticking with it for as long as it takes.  

That's why we recommend running Craigslist ads and doing Pay Per Click to generate traffic and leads right away. This way you can start getting a return on your website investment much sooner and work to rank over time.  

I would love to talk more about this strategy with you if you have time.  This also goes for anybody else considering generating leads online or is struggling to do so.  I'd love to help in any way I can.

My recommended strategy for generating leads and deals online is to start with Pay Per Click if you have the budget.  

SEO is a great investment, but takes time.   With Pay Per Click you can get a return on investment much faster.  Don Cost from the FlipTalk podcast got 4 deals from his first month with our Pay Per Click services.

I'm still a very active investor with a goal of over 100 flips this year.  We've personally worked with thousands of motivated sellers and know how they think and what they're looking for.  The same team managing my personal pay per click account (don't the hall from me in our office) also manages LeadPropeller customers' accounts.  We communicate constantly.

I'm not aware of another company that can say they do this.  

My background is in software development and our developers here are rockstars.  We've got more innovations and many more being released all the time.
