"Yes" is the only sensible answer. Marriage is a legal contract, like it or not. If you get pressured into not protecting your assets, you deserve to get taken to the cleaners if things go south.

No worries. It 's an easy miss with all the back-and-forth that was going on right before the vote. It sure caught a lot of MB STR owners by surprise too; apparently a lot of them thought the mayor's proposal (that would exempt MB) was the one that was being voted on.

Nope. The mayor wanted Mission Beach excluded from the regulations and submitted a plan that would exempt MB, but he was ignored. Mission Beach is included in these new regulations.

Incidentally I was in MB jogging on the boardwalk last night and there were a ton of "SAVE MISSION BEACH: REPEAL THE NEW REGULATIONS" type of signs on a bunch of the vacation rental properties down there. I also saw a bunch of multi-unit properties hit the market in MB over the last few weeks. Very interesting developments.

Leaving. With rent control and increased taxation seemingly inevitable for San Diego landlords (considering local and state government LOVES framing us as the greedy bad guys) I think the writing is on the wall, and now/soon is a good time to sell. 

We were originally going to put our PB duplex on the market next spring but with the new SVR restrictions set to take place next July (barring court challenges and delays) we don't want to be on the market if/when a ton of investors start dumping their multifamily properties, so we'll be testing the waters and possibly listing it in October or November.

We shall see.

Democrats accumulating more and more power in California as the demographics continue to shift wildly in their favor means rent control is absolutely inevitable in coastal areas of Southern California. That's not even a political statement or an attempt to flame anyone on either side of the aisle; it's a simple fact. Dems have made "income inequality" and "the 1%" their bad guys, and rent control is an easy way to pander to their base. 

Rent control IS coming. Period.

"Hey [tenant], I know you've been a model tenant and we told you we were about to sign a new 9 month lease with you, but now I changed my mind and I want you to GTFO in a couple of weeks... don't worry though I'll give you a couple hundred bucks. That'll definitely make it easier for you in one of the tightest rental markets in the country!"
