I am a pro member. I do not have the ability to select 'use enhanced signature' on my profile settings. I'd like to upload my logo so that it appears in my signature. Please help.

Here is some art that I had created from Fiverr. I want to make sure that the sign that I post has the right stuff on it to catalyze calls from motivated sellers who pass by it. Looking for feedback from the flipper community on best practices. @Aaron McGinnis @Mark Allen @Brandon McLean @Zach Shepard @Jerry Puckett, please share your feedback. Are the better words or calls to action that I should use? I'm willing to pay for a new design if that's what it takes to get results.

Aaron – thanks for your feedback! Would you mind sharing a picture of the yard sign that you use? 

Do you find that you get phone calls from motivated sellers from these signs? Any success stories around that?

I would like to generate more leads by advertising via signage in front of the properties that I close on to rehab. 

I have seen investors put signs up in the front yards saying: 

"another home purchased by XYZ.... we'll by your house for cash, too. 

 Close in seven days. 

 XXX – XXX – XXXX"

What are best practices for what to put on these signs to get the phone ringing with motivated sellers?

J - so glad you are pulling another one together. I was there in '14 thanks to @Brie Schmidt telling me about it and will attend again in '17! When I went last time, I was just under contract with my first building. Since that time, I have closed on it and now successfully house-hack, enjoying positive cash flow. I also started working with a flipper and wholesaling deals in Chicago. Pumped for the next one!

Seller Requirement of the Buyer

  1. The transaction shall commence on an “As-Is.” basis;
  2. Any prior year’s taxes, including tax sale redemption, to be paid by Buyer.
  3. Any delinquent water bills and penalties to be paid by Buyer.
  4. All Buyer’s attorney closing fees and customary closing costs shall be PAID BY BUYER.
  5. Buyer shall assume property subject to any tenancies, “squatter issues,” leaseholds and relating matters.
