Marketing signs to post on rehab properties after closing

I would like to generate more leads by advertising via signage in front of the properties that I close on to rehab. 

I have seen investors put signs up in the front yards saying: 

"another home purchased by XYZ.... we'll by your house for cash, too. 

 Close in seven days. 

 XXX – XXX – XXXX"

What are best practices for what to put on these signs to get the phone ringing with motivated sellers?

Consider hiring a branding firm to put together a yard sign for you. We did, and it was some of the best money ever spent.

You want the name of the business and a call to action "We will buy your house like we bought this one" (or something. I ain't a content writer), a website, and a phone number. Make it big enough to see from the street (View the yard image at about 2" x 2" - which is about how it will look from the street)

For a sign like this, primary colors are a good idea. Also, get good stands.

Also... print them on metal sign board, the cheap plastic corrugated signs don't last very long. Consider either a metal or cedar hanger. (We use cedar, but we have carpenters to build them...)... don't use regular pressure treated, as it will be heavy and you'll hate yourself every time you need to put one out or take one down.
