House hacking is always a great option. As long as you are confident that you can afford the mortgage, I would get a multi-family with an FHA loan and rent out the extra room. this way, you can at least pay a reduced mortgage and build equity over time. I find that this strategy is way easier to pull off in places like National City/SDSU Area(east)/La Mesa.

The market is pretty much impossible to predict, so as soon as you think you've found a great deal, even in this crazy market, you should pull the trigger. You don't want to look back on this one day and regret not taking action.

You are in such a great position. my recommendation is to find a multi-family home in San Diego and utilize the house hack strategy. House hacking is such a powerful strategy for investors starting out. By purchasing a small multi-family home, the rent that your tenants pay each month can cover all or most of the expenses for the property. Since you will be residing in the house, you can use the FHA loan to your advantage.

@Dov Klitnick, you should interview as many realtors as you see fit. I, as a realtor in San Diego, interview my clients to see if we would be a good fit. The same should go for my clients. I have to privilege of choosing who I’d like to work with so that there are no conflicts when we are doing business. That’s the beauty of the real estate industry; you don’t have to settle!

@Chase Macherzak It's a buy and hold rental, so I'm just sitting on it while she appreciates! For my next investment, I plan on going out of state to find a cash-flowing property instead.
